History

An Outline Planning application was submitted in 2012 to Wiltshire Council on Land at North Chippenham for ”A Mixed Use Scheme Comprising up to 750 Dwellings (C3) up to 12,710sqm Employment Development (B1,B2,B8), a Local Centre(A1, D1, D2), a Primary School, a New Link Road & Other Highway Access, Public Open Space, Landscaping & Other Associated Infrastructure Works.”

This application was approved in February 2016 under reference N/12/00560/OUT. The site is shared between Barratt/David Wilson Homes and Persimmon homes who will be developing the residential elements of the scheme.

Barratt Homes submitted their first reserved matters application for the erection of 60 dwellings on Phase one of Land at North Chippenham in August 2017. The application was registered under planning reference number 17/07413/REM. This parcel is part of the larger scheme approved at the outline stage, and forms part of the first phase to the East of the site, which is accessed off of Hill Corner Road. In December 2017 this application was approved by Wiltshire Council for the first 60 units of the overall scheme.

Barratt and DWH have now submitted their second phase reserved matters applications.

About the Site

The outline application comprised of approximately 48 hectares of existing greenfield made up of fields separated by existing hedgerows, and lies immediately adjacent to the existing urban area of Chippenham, directly to the north of Hill Corner Road. The application site is located between Maud Heaths Causeway (B4069) to the east and Malmesbury Road (A350/B4158) to the west with the application site adjoining existing commercial and residential development to the south, east and west. Birds Marsh Wood, a County Wildlife and significant local landscape feature is located to the north of the planning application site.

As agreed as part of the outline application the site will deliver 20% affordable housing to the area, of which 40% will be affordable rented dwellings and 60% to be discount market.

The scheme will provide a new link road to the North of Chippenham, as well as a key spine road leading through the proposed development and access points onto Hill Corner road.

A large amount of public open space will be provided, as well as a Local Equipped Area of Play (LEAP) and Neighbourhood Equipped Area of Play (NEAP), and several new attenuation ponds will act as an attractive feature for the site. Existing hedgerows and trees will be retained through green corridors acting as a feature separating the residential land parcels.

The site will deliver a new primary school to the area as well as providing employment opportunities and a community/mixed use area.

Barratt Homes had their first reserved matters application approved in late 2017 and will be submitting further reserved matters applications in 2018 with a mix of 1-4 bedroom homes and apartments.
