Overview

History

The site is a parcel of land to the north of Wotton Road, approximately 6.3 hectares in size, located centrally within the village of Charfield, South Gloucestershire

The village benefits from a range of local facilities including a primary school, a nursery school, an out-of-school club, a convenience store, a post office, a petrol filling station with a small shop, two hairdressers, three public houses, two places of worship, a community hall, and playing fields. There are a number of employment opportunities within the village.

There have been no recent planning applications at the site.

The proposed development is for Outline Planning Application for the residential development of the site for up to 121 dwellings, retail unit (Class A1), open space, ecological mitigation land and associated works with access from Wotton Road (all other matters reserved). There is an allocation of six self build plots of land within the application and 35% affordable housing. The mix of housing will be secured at the reserved natters stage.

About the Site

The site is abutted by a railway line on its eastern boundary and Wotton Road on its southern boundary where the buildings of Warner’s Court currently lie. On the western boundary is mature vegetation and beyond is a parcel of land that has extant planning permission for the erection of 64 residential units. The public right of way (footpath OCH 8/10) which previously crossed through the northern part of the site has since been diverted.

The proposed development does not include built development in the northern part of the site including the SSSI; this area will deliver the open space, allotments, biodiversity ponds, attenuation pond and first LAP (local area of play). The second LAP (local area of play) will be located in the south of the site.

The application was submitted by Barratt on 03.01.17. The application was recommended for refusal by the case officer and was referred to the Development control committee on 27th July 2017. An enquiry date has been set for mid-March 2018.
