Welcome to our community website supporting our proposals for new homes and public open space on land north of Wotton Road, Charfield.


An outline consent for development on the site was permitted in July 2018 following a successful planning appeal following Non-determination. A Reserved Matters consent for the site was approved on 16th December 2019 for:

    • Erection of 115 dwellings
    • 42 affordable dwellings
    • Lots of open space, including allotments and an orchard
    • Attenuation ponds

The site lies to the north of Wotton Road and is approximately 6.3 hectares in size. The site is under construction with the first units being sold on the open market. Click here to view what units we currently have for sale. The site plan is below.

About the Site

The site is abutted by a railway line on its eastern boundary and Wotton Road on its southern boundary, providing vehicular access to the site. On the western boundary is mature vegetation and a 64 unit residential scheme which has been completed.

The proposed development does not include built development in the northern part of the site over the existing Site of Special Scientific Interest; this area will deliver the open space, allotments, biodiversity ponds, attenuation pond and play area (LAP).

Charfield Gardens offers a good variety of housetypes with 2, 3 and 4 bedroom homes. The breakdown is as follows:

    • 2 bedroom homes (Kenley)
    • 3 bedroom homes (Maidstone, Ellerton, Ennerdale)
    • 4 bedrooms (Chester, Radleigh, Woodcote)

The overall scheme will also deliver 35% affordable housing.

Our Plans

Barratt submitted the Reserved Matters application in December 2018, and gained RM approval for the site on 16th December 2019. Opposite is the finalised planning layout which forms a part of the approved suite of documents.
