Mill Lane, Wichelstowe, Swindon, SN1 7BX



Outline Permission under application S/13/1524 was granted by Swindon Borough Council on the 28th Feb 2014, part of a wider southern town expansion of the area which includes up to 4,500 homes, as well as employment, commercial and shopping areas, schools, public open space and a park and ride. About the Site

The site is undeveloped agricultural farmland. Phase 0 parcel 1 (pictured) is situated south of the Waitrose supermarket off of Mill Lane and north of the M4 corridor. Parcels 2 & 3 in Phase 0 shall be located north of the supermarket. Phase 0 parcel 1 is currently undergoing construction, and units are being sold on the open market.

Our Plans

Reserved Matters application S/RES/18/1844 was approved on 16th april 2019 for 109 dwellings. Access into the development will come from Mill Lane. The proposed development proposes a range of dwelling types and sizes, including 14% affordable homes and 2% wheelchair accessible dwellings.

The Reserved Matters planning application for the next phase of the development shall be submitted to the council soon, and the new plans shall appear here.

Construction Update – April/May 2021

The site is progressing well. The road opposite Waitrose has been topped and landscaping is almost complete. The roofs on the first block of flats overlooking the canal should be complete early Summer 2021.

The trusses are going in on the first big apartment block. (May 2021)

Development Art

On parcel 1 we are progressing with the detailed design of a Corton Steel Laser Cut panelling depicting a Heron, which is to be erected in the parking courtyards between the four storey apartments. This is due to be completed by the end of 2021. The images opposite show the proposals and where the panels will be situated.

Sales Update

    • Our sales office will continue to offer an appointment-only service
    • Strict guidelines are in place as a result of Covid-19. Visitors are invited on an appointment only basis. Desks have been extended to allow for 2 metre distancing and there are protective screens on desks. All visitors to site must wear a mask, gloves and use hand sanitiser, all of which can be provided
    • Appointments can also be held through Zoom or WhatsApp
    • Viewing on site is restricted to after 4pm, when trades have left. There are no weekend viewings
    • Viewings can be arranged virtually where sales personnel walk around the site/plots with a gimble attached to their phones, videoing the area. These can be in real time or pre-recorded and sent to customers.

Q – What education facilities are being provided as a result of the urban extension?

Q – How close are the local amenities?

In short, very close! Waitrose is situated next to parcel 1 in Phase 0, with the beautifully designed Hall & Woodhouse bar and restaurant just across the canal. Swindon town centre is a ten minute drive away.


Q – Where are the nearest transport links?

Access to junction 16 on the M4 is just a five minute drive away. Swindon train station is less than three miles away, located in the centre of town.

Yes, Help to Buy 2021-2023 is being offered on selected plots


Q – Has provision been made for Electric Vehicle (EV) charging points?

There certainly has! Canalside, Wichelstowe is one of the most EV ready developments in the UK with an initial 20 active charging points being set up in shared and visitor parking bays and with the infrastruction for 130 being installed.
